Bookings are made online and will be considered valid only after confirmation, following a deposit payment of 30% of the total stay amount. The remaining 70% balance must be paid within 30 days of the arrival date. Failure to pay within this period will result in the cancellation of the booking and the deposit will not be refunded.

Any extras shall be settled at the end of the stay upon check-out.

Children aged 14 and over are welcome. The rooms and common areas are not suited to the needs or entertainment of minors below this age.

We deeply love animals, but to protect the balance of the Masseria—where cats, two dogs, and free-range chickens already live in the outdoor spaces—we are unable to host other pets.

Modification or Cancellation Policies: Modifications or cancellations can be made until 12:00 PM, 30 days prior to the scheduled arrival date. Within this timeframe, the deposit will be refunded. Changing the booking dates may result in an update of the rates. Any reduction of the stay, such as a delayed arrival or an early departure beyond the aforementioned terms, will result in the full amount of the stay being charged.

No-Show Policy: In the event of a no-show or a cancellation that has not been received and confirmed, the full amount of the booking will be charged.

Damage and Theft to the Property: In the event of damage caused to property and/or removal of items from the room or common areas, the Guest will be charged for the quantified, due, or reported costs.

Damage, Theft, and Loss of Guest Property: We decline any responsibility for damage, theft, or loss of money, documents, or objects left unattended.
